WHAT DO WE DO?
Property Vision gives independent advice to buyers and tenants who wish to buy or rent the best property, across a wide price range, in London, the country and the South of France.
If you are looking for something out of the ordinary – the highest quality in its particular market in any price range – we can help. Finding the best is difficult in that the best is always in demand – it sells quickly and often before it is advertised. This can make finding a property through magazines and the internet a frustrating affair.
Because we’re in the market for the best, our service is designed to ensure:
  • you get to it before someone else does
  • there are no hidden problems
  • you don’t overpay for it – quality is never cheap but the range of possible outcomes can be very wide
  • you get what you want – our relationships with estate agents, which have been built up over many years, nearly always make our client the preferred bidder.
Property Vision has been in business for 24 years and we bought over £400 million of property last year for our clients. We have a staff of over 50 located in 4 offices covering 20 counties in the country, all the prime residential areas of London and the South of France. We are a small company with a big reputation for doing one thing and one thing only – acting on behalf of buyers and tenants.
 
WHO DO WE WORK FOR?

In London we work for buyers with budgets of £750,000 plus – this is now the minimum for a 1-bedroom flat. In the country we work for buyers with budgets of £1 million plus. In the South of France, we work for buyers with budgets from €1.5 million which is the starting price for prime properties in the area we cover.

Who are these buyers? Contrary to popular assumption, 75% of them are based in the UK. The common denominator is that they are busy, demanding and used to receiving exceptional service. Over 60% of them come to us on the recommendation of a past client.

WHAT MAKES US DIFFERENT?
Other individuals and companies say they provide the same service – but, in our experience, individuals are restricted by the limits of a single pair of hands and many companies are not independent but the buying-arm of an estate agent.
We are the market leader in our specialist field – which is why we are now part of HSBC Private Bank. We have been doing it longer and have more people covering a wider area and in more depth than anyone else. We know that size and experience are no substitute for quality and we are fiercely proud and protective of our reputation which has taken 24 years to build.
We’re also different because we see ourselves as a service business rather than a property company. Of course, we have to get to the best properties before anyone else, know our market intimately and values precisely. We have to do the most thorough due-diligence and negotiate the best price for our clients – but, in our view, this is like a bank getting the statement right or a hotel arranging clean towels – if you can’t do this, then you aren’t even on the starting blocks.
The difficult bit is managing all these elements to create the world-class service our clients demand of Property Vision. To deliver this we listen, we think and we put integrity and confidentiality at the heart of what we do. We care more, try harder and most importantly, we get results.
