such thing as the London property market. The size and
uniquely international nature of the market means that
different areas and, indeed, different price ranges
are driven by different factors, serviced by different
estate agents and bought by different buyers. |

| At the lower end of our specialist
market, most buyers are overwhelmed by the sheer quantity
of property available and simply do not have time to
be in touch with the myriad of estate agents, nor see
hundreds of properties, to sift out the elusive nugget
of gold. Central London is covered by over 200 different
estate agents in different locations covering all prices
ranges. Most of our clients have better things to do
with their lives. |

| HOW CAN WE HELP? |

| Our uniquely focused internal
database, which is subject to rigorous location and
quality criteria, contains about 4500 properties from
£750,000 upwards. Our executives regularly see
over 1000 flats and houses a year. We have a team of
29 people who dedicated over 40,000 people hours to
this market last year. No one can give you a better
overview of the London market focused on your buying
price, with more precise local knowledge than our London
team. |

| At the top end of the market,
there are different problems. The internet may seem
to have some of the answers, giving instant access to
the whole market. The reality is that, often, the internet
only shows up half of the properties that we know about.
Even if this improves, you still won't know whether
a likely looking property is suitable until you have
seen it, or whether it is correctly priced because,
of course, the information is being provided by estate
agents who are working for the seller. |

| Many of our clients are buying
for investment. They tend to be sophisticated buyers
who do not want to buy in a new development from an
exhibition in, for instance, Hong Kong. In our view,
if you are buying for investment, it is better to add
value by improvement rather than pay a large premium
to a developer for what is often a year of snagging
problems. |

| LONDON CLIENTS |

| It is often supposed that our
London clients are all overseas buyers or expatriates.
These form about 50% of our business, the rest being
busy individuals, already living in London, who have
little time to immerse themselves in this complex market.
They also realise that the good properties go quickly
without going on the open market and that mistakes are
expensive. |
