

Belgravia is still the smartest area of London. It is owned mainly by the Grosvenor Estate which, unlike some other estates in London, maintains a constructive and businesslike relationship with its tenants, allied with efficient and effective estate management. The results of this can be seen in the uniformity of Eaton Square which means that property there nearly always sells at a premium in comparison with anywhere else in London.
While Eaton Square is the core of Belgravia, the streets surrounding it are perennially expensive and popular. This tends to tail off slightly to the north-east in the streets running up to the boundary with Buckingham Palace which have a higher office content and a paucity of shops, restaurants and cafés. For these amenities, many prefer to be nearer Sloane Street where the area around Mossop Street has a more village-like atmosphere. The same applies to the south of Belgravia around Elizabeth Street.
There is a huge variation in the length of leases across Belgravia. It is nearly always possible to extend leases with the consent of the Grosvenor Estate but expert advice is needed to negotiate the right terms.
Communications are reasonable with Sloane Square, Knightsbridge, Hyde Park Corner and Victoria underground stations within walking distance.
