

If West Sussex is open and thinly populated, East Sussex is for the most part very different. Instead of big estates, it is a county of small farms, woodland and relatively large villages and towns close to one another. What this translates into is a county of many houses and consequently lower prices than its neighbour to the west.
The north of the county is commutable from East Grinstead, for instance, or Tunbridge Wells (just over the border in Kent). The south has poor roads – no motorways - and relatively slow trains making it quieter and more rural – particularly around Rye. The coast is beautiful around Beachy Head but the rest is urbanised almost continuously from Eastbourne to Hastings.
Because of the forests that still cover East Sussex, the houses are nearly all timber-framed and tile-hung – some brick-clad at a later date.
The combination of distance from London and a relative oversupply of property means that prices are often lower than in either Surrey or West Sussex.
